Terms of Service
The terms we work under, in plain words. Last updated 13 July 2026.
These terms apply to cleaning services provided by CLEAN BEST GROUP PTY LTD (ABN 84 700 040 553), trading as Clean Best, and to the use of cleanbest-commercialcleaning-auburn.com.au. They sit alongside your written quote — if the two ever disagree, the written quote wins.
1. Quotes
We quote commercial premises only after walking them. The walkthrough is free and carries no obligation. The quote we send afterwards is a fixed price for a defined scope of work, confirmed in writing before the first visit, and it does not change unless the scope does.
A quote is valid for 30 days. If the premises materially changes between the walkthrough and the start date — a fit-out, a change of use, a substantially different floor area — we will re-quote rather than absorb it silently or invoice you for the difference after the fact.
2. Scope
The written scope lists what is done every visit and what rotates weekly, monthly or quarterly. Anything not in that document is not in the price. If you want something added, tell us and we will quote it as a variation before doing it, never after.
Some work is genuinely specialist and is always quoted separately rather than folded into a general clean. Kitchen exhaust and canopy degreasing, external and high-reach window cleaning, hard-floor stripping and resealing, and deep carpet extraction are the usual examples.
3. Access
Before the first shift we agree in writing how the cleaner enters and secures your premises. Keys, codes and access cards are issued only to the cleaner and the supervisor assigned to your site, and entry and exit are logged.
If we cannot get in at the agreed time through no fault of ours — the premises is locked, the alarm code has changed and we were not told, the roller door will not open — we will contact you immediately. A wasted attendance may be charged at the value of the missed visit.
4. Changes and cancellation
There is no lock-in contract. Either party may end the arrangement on 30 days written notice, for any reason or none. You can change the frequency, add or drop areas, or pause the service over a shutdown by giving us reasonable notice.
One-off jobs — an end of lease clean, for example — can be rescheduled or cancelled without charge up to 48 hours before the booked time. Inside 48 hours we may charge for the crew we can no longer redeploy.
5. Standard of work and putting it right
We clean to the written scope. If something in that scope has not been done properly, tell the supervisor whose number you were given and we will re-attend and correct it before the next scheduled visit, at no charge to you.
We also walk your premises monthly against the scope and send you what we found, including the things you have not raised. If the standard keeps slipping, you are free to leave on 30 days notice, and we will have earned that.
6. Payment
Scheduled commercial work is invoiced monthly in arrears, payable within 14 days unless your quote says otherwise. One-off jobs are invoiced on completion. We do not take deposits for regular cleaning work.
7. Insurance and liability
We carry $20m public liability cover and workers compensation for everyone on our roster. A certificate of currency is available on request and we will normally send it to your landlord, building manager or committee before we start.
If our cleaner damages something, tell us and we will deal with it. We are not liable for pre-existing damage, for wear and tear, for deterioration inherent in a surface or finish, or for loss arising from items left in an area we were asked to clean. Nothing in these terms excludes, restricts or modifies any consumer guarantee or right you have under the Australian Consumer Law that cannot lawfully be excluded.
8. Your obligations
Tell us about anything on the premises that could hurt somebody: a faulty light in the stairwell, a step that has come loose, a chemical stored where a cleaner would not expect it, a surface that needs a specific product. Secure cash, valuables and confidential material before we attend. We do not move stock, open drawers, or handle personal belongings.
9. Website content

10. Governing law
These terms are governed by the law of New South Wales, Australia, and the courts of New South Wales have jurisdiction over any dispute.
